When all the facilities are ready in a project and the conditions of the license are fulfilled, it is given a completion certificate. Complete facilities have not yet been provided in many projects. Due to this, there are protests against the builders in these days. No new projects were approved in Noida between 2016-17 to 2021-22. Officials say that some new projects have been approved in the last fiscal year. These projects are not included in the list of defaulters. Also, the projects approved under the Sports City scheme in Sectors 78, 79, 101, 150 and 152 are also not included in this. Due to non-completion of sports facilities in this project, the registry could not be done.
biggest defaulter
Jaypee Infratech Ltd has 15 projects in Wish Town, in which about 30,000 flats are to be built. It has not been included in the list of defaulters. It has just emerged from the insolvency resolution process. Its deal was done with Yamuna Expressway Industrial Authority (YEIDA). Out of 89 defaulted projects, 15 are in NCLT. Unitech is the biggest defaulter. It is now run by a board appointed by the government. On the second number is Amrapali, whose projects are being completed by NBCC on the instructions of the Supreme Court. 14 out of 89 projects are of these two companies.
According to the data, the dues of Unitech are Rs 9,760 crore. Of this, Rs 6,594 crore is pending for projects located in Sectors 96, 97 and 98. Similarly, Rs 1,754 crore is owed to Sector 117 projects and Rs 1,412 crore to Sector 113 and 114 projects. Amrapali’s dues are Rs 2,777 crore. The total outstanding of projects stuck in NCLT is Rs 4,732 crore. These include Supertech, Logix, 3C and Ajnara. For the first time, the Noida Authority has put its details on its website so that home buyers can check the status of their projects.
why the registry is not happening
Officials say that the registry is not being done because the builders have not cleared the dues. Around 3,500 registries have taken place since April 1 last year. Earlier in 2021-22 only 2,424 registries were done. In the year 2020-21, property registration was badly affected due to Corona. But even before that the situation was not very good. There were only 1,500 registries in 2019-20. The authority says that this data will be updated from time to time. It aims to help homebuyers and bring transparency about group housing projects.
